In NSW, eligible first home buyers pay no transfer (stamp) duty on homes up to $800,000, with a concession up to $1,000,000, a saving that can exceed $30,000. How much deposit do I need as a first home buyer?
As little as 5% with some lenders, and under the federal First Home Guarantee, eligible buyers can purchase with 5% and pay no lenders mortgage insurance. Genuine savings requirements and price caps apply, and a bigger deposit always improves your options. We'll show you what's achievable with what you have.
Do I pay stamp duty as a first home buyer in NSW?
Under the First Home Buyers Assistance Scheme, eligible buyers pay no transfer duty on new or existing homes up to $800,000, and a concessional amount between $800,000 and $1,000,000. You must move in within 12 months and live there for a continuous period, among other conditions.
What is lenders mortgage insurance (LMI)?
LMI is insurance that protects the lender (not you) when you borrow more than 80% of a property's value. It can cost thousands, but it's also what makes low-deposit buying possible. Government guarantee schemes, family guarantees, or profession-based waivers can avoid it, we'll check every avenue before you pay it.
Can my parents help without giving me cash?
Possibly, many lenders accept a family security guarantee, where parents use equity in their own home to top up your security, removing the need for LMI and sometimes the deposit hurdle entirely. It needs to be structured carefully, and we'll explain the risks and obligations to everyone involved.
How long does it take to get pre-approved?
Once we have your documents, pre-approval typically takes anywhere from a couple of days to two weeks depending on the lender. We'll prepare your application so it's right the first time, most delays come from incomplete paperwork, which is exactly what we prevent.
